ou are looking to buy your first house is it best to work with a buyers agent, or a sub-agent of the seller? In this article I am going to go over the things you need to know about agency laws in the Wisconsin area.
Agency laws define how a Realtor can communicate & help out a client. The largest difference between a buyers agent & a sub-agent of the seller is the communication patterns. A few of the things that a buyers agent needs to do is
1) Negotiate on Your Clients Behalf
2) Make sure they are offering a fair price on the property
3) Disclose any material facts to them
4) Look out for their best interest
As I am sure you are aware buying a house is typically only done 3-4 times throughout someone's life. This means that there can be blips of time where you go 10-15 years without buying a property & are not familiar with the language in contracts or the standard practice of business.
Most people think if they have sold one house they can do another, but you are greatly putting your self at risk for a lawsuit or even a lesser price. As a buyers agent it is my sole duty to get the best deal for my client. Meaning, I will nitpick every home inspection item, every deadline, every flaw in the property, & all the while conveying it to you in a win or lose type of scenario.
